This Booking Information should be read alongside the Prices & Availability section. The Conditions of Booking and Occupancy are also set out here - they also form part of the Booking Form. To make a booking you must use our Booking Form, which you can obtain by contacting us, or by downloading a copy in Adobe® Acrobat® (pdf) format which you can print out, complete and post to us.
 

1. In the "Dates" column "H" indicates weeks when off peak electric heating and water heating are included in the rates for Manesty Band, Manesty, High Seat and Manesty Dairy. There is no charge for electricity in Cocklety How Stable Loft or Cocklety How Studio.
 
2. In the column for each cottage, grey shading indicates a week already booked and a blank space indicates a period still vacant. Light grey shading indicates a week already part booked - please contact us about remaining availability.
 
3. The prices quoted for Manesty Band and Manesty are for parties of six or five respectively. For parties of seven in Manesty Band or six in Manesty add £30 per week.
 
4. In the column for each cottage, "R" indicates periods for which certain cottages are offered at a £20 per week reduction for parties of 2. Reductions for periods less than a week are pro-rata.
 
5. In the column for each cottage, "W" indicates periods for which certain cottages are offered for weekend or part week lets. The rates for these short lets are percentages of the weekly rates as set out in the table below:

Periods exceeding 7 nights are charged at 1/7 of the weekly rate per night.
 
6. Bookings must be made on a booking form (please write, phone or email to receive one) and must be accompanied by the appropriate Booking Deposit and Good Housekeeping Deposit. The Deposits required are indicated in notes 7 and 8 below.
 
7. Booking Deposits for weekly rates of up to £150 are £30 per week;
Booking Deposits for weekly rates between £150-£250 are £60 per week;
Booking Deposits for weekly rates over £250 are £100 per week; Booking Deposits for part weeks are determined by applying the above scale to the actual charges for the period concerned.
 
8. On arrival guests will find their cottage clean and tidy; upon their departure the cottage should be left in the same condition ready for occupation by the next guests. Please note that we make no allowance in our rates for any cleaning or servicing of the accommodation. We ask for a Good Housekeeping Deposit of £10 per person from all our guests. Good Housekeeping Deposits will be returned after the cottage has been checked. Deductions will be made from the Good Housekeeping Deposit for any damage or breakages and for any extra cleaning needed to prepare the cottage to our customary high standard for the incoming guests. Larger Good Housekeeping Deposits may be required from large or non family parties.
 
9. Please make cheques payable to Leyland.
 
10. The balance of the rent, that is the rent less the Booking Deposit, is payable on arrival. For stays of less than one week, the balance must be paid either with a guaranteed cheque or with cash.
 
11. With the exceptions of Cocklety How Studio and where "w" is shown in the prices column, tenancies run from Saturday to Saturday and part weeks are charged as full weeks.
 
12. Tenancies run from 4 p.m. on the day of arrival to 10 a.m. on the day of departure. If there are no bookings immediately before or after the tenancy these times may both be extended to 12 noon. To confirm that this is possible please telephone prior to arrival.
 
13. Should you wish to take out cancellation insurance a proposal form is forwarded with confirmation of booking.
 
14. Bookings from large parties requiring two or more cottages will not generally be accepted.

Conditions of Booking and Occupancy (website version)
 
1. The rentals for the cottages and the periods of the tenancies are given on the Prices & Availability page of the website.
 
2. Maximum total numbers and maximum numbers of children for each property are given in our brochure and in the Cottages pages of the website. These maximum numbers must not in any circumstances be exceeded either by overnight guests or by daytime visitors.
 
3. When calculating the number in your party count a baby of any age as one person.
 
4. Any change which you may wish to make either to the total number of, or the individual members in, your party must be notified to, and agreed by ourselves prior to your arrival.
 
5. On arrival guests will find their accommodation clean and tidy; upon their departure the accommodation should be left in the same condition ready for occupation by the next guests. Deductions will be made from the Good Housekeeping Deposits in respect of any damage or breakages and in respect of any extra cleaning needed to prepare the accommodation to our customary high standard for the incoming guests.
 
6. Bookings must be made on the booking form (obtainable from us or downloadable in Adobe® Acrobat® (pdf) format by clicking here; get the free Acrobat Reader software from Adobe). Print this out, fill it in and return it to us by post. It must be accompanied by the appropriate Booking Deposit and Good Housekeeping Deposit as indicated in the Schedule of Rates and Vacancies and Booking Information.
 
7. The balance, that is the rent less the Booking Deposit, is payable on arrival.
 
8. Guests must not bring into the grounds or buildings any dogs or other pets.
 
9. Guests agree not to smoke inside the buildings.
 
10. In the event of the prospective guest cancelling a booking we will do our best to re-let the period concerned. If we are successful we will return the deposit less a small charge to cover the cost of re-letting. If we are unsuccessful, however, we will retain the deposit in full and the guest will remain liable to pay the balance. We strongly recommend that prospective guests take out insurance to cover their liability in the event of their having to cancel their booking. A proposal form for Holiday (Cancellation) Insurance is forwarded with acknowledgement and confirmation of booking.
