High Seat is the southern farm building which was extended and converted into a bungalow in the 1960s when the large picture windows in the sitting room and kitchen were installed.

The very spacious, light lounge enjoys beautiful views southwards towards the head of Borrowdale looking at Castle Crag and Glaramara, and east across the valley over the fields towards King’s How. The dual aspect kitchen / dining room looks also south up Borrowdale but also has a view west towards a charming heather and azealia bed and beyond into woodland alive with wildlife which is also the site of the hot tub. There is a dishwasher.
There are two bedrooms (one double room and one family room with a double and a single). The bathroom has underfloor heating and a shower over the bath.
The large, sunny enclosed front porch with its slate floor, cane furniture and table and chairs is a lovely place to dine or relax. It looks eastward towards Shepherds Crag and Kings How and the fells beyond. The back porch is a utility room with a tumble dryer and has plenty of space to hang wet walking gear.
